The reason there is no sticker price is that a cleaning robot is not one product. A compact spot-cleaning vacuum patrolling an office foyer and a large scrubber-dryer covering a distribution centre are different machines at very different price points, and everything between them scales with the job. Four things drive the number: the unit class the site needs, the floor area it has to cover, the hours it needs to run, and the site complexity: congestion, obstacles, lifts, water points and after-hours access. Anyone who quotes you one price before asking about those four things is selling you a specific machine, not a fit.
So the useful question is not "what does the robot cost". It is "what does each way of paying cost over time, and what does each one include". In Australia that comes down to three commercial models.
The three ways to pay, and what each really costs

Subscription
Robot as a Service
From as little as $50 a day, about $1,520 a month, as one flat subscription covering the robot, service, support and software. The fee does not change however often the robot runs. No capital outlay; the hardware risk sits with the supplier.
Lease-to-own
Lease-to-own
From $50 a day over a two-to-four-year term, with servicing, parts and support included across the term. Your payments build toward ownership and you own the robot outright at the end. The middle path between renting and buying.
Outright
Buy + Care Plan
A capital purchase quoted at survey on the model that suits your site, with ownership from day one and an optional Care Plan covering service, support and software. Lowest long-run cost for a stable, single-site deployment you will run for years.
The time dimension is what separates them. On Robot as a Service the cost is flat and never spikes: no call-out fees, no parts bills, no surprise line items, just the same figure every month for as long as you keep the robot. Lease-to-own costs a similar monthly amount but the payments end, and you finish the term holding the asset. Outright purchase front-loads the cost and then runs cheapest over a long horizon, provided the site is stable and you budget honestly for the running costs below. We do not publish a single outright price because the right unit varies so much by site; it is quoted at survey on the model that fits.
What the monthly fee includes, and what owners pay separately
The subscription figure is only meaningful once you know what is inside it. The monthly fee bundles:
- The robot itself, deployed and mapped to your floor.
- Servicing and parts, handled rather than billed per call-out.
- Routine consumables on schedule: brushes, filters and squeegee blades.
- Software updates, so navigation and cleaning logic improve over time.
- Support and remapping, run locally from Perth, including map changes when your layout moves.
An outright buyer pays for every one of those separately: service call-outs, replacement parts, consumables as they wear, software, and remapping whenever a fit-out changes the floor plan. That is not an argument against buying. It is an argument for comparing whole-of-life cost rather than purchase price, and for pricing the optional Care Plan into any capex decision from the start rather than discovering the running costs in year two.
The comparison that matters: against labour
The sharper question than "robot versus robot pricing" is what the same floor costs to clean with people. Commercial cleaning labour in WA typically runs $45 to $55 an hour, with medical and industrial sites at the higher end, and the Cleaning Services Award adds penalty loadings of roughly 15 to 30 per cent for nights and 50 to 100 per cent for weekends. The robot has no equivalent loading. It cleans at 2am or on a Sunday at the same flat monthly rate, with no rostering, recruitment or sick days. One honest caveat: the robot only takes the floor-cleaning portion. Surfaces, bins, washrooms and detail work still need a person, and most operators redeploy the freed hours rather than cut them.
The hidden costs buyers forget
Four costs routinely get missed in quotes, and each commercial model allocates them differently:
- Deployment and mapping. Getting the robot surveyed, mapped and commissioned is real work. It is bundled into the subscription; on a capex quote, ask whether it is included or itemised.
- Consumables. Brushes, filters and squeegee blades wear with use. On subscription and lease they are part of the service; owners buy them for the life of the machine.
- Downtime risk. When a robot stops, someone pays, in repair and in floors not cleaned. On RaaS that risk sits with the supplier, whose subscription depends on the robot running. An owner without a Care Plan carries it alone.
- Obsolescence. The technology is improving quickly. A subscription keeps you on current-generation hardware as models improve; lease-to-own and outright leave you owning the specific unit you signed for, which is fine, as long as you buy knowingly.
A worked example
Take the typical site the calculator uses as its default: 15 hours a week of floor cleaning at $50 an hour, across a 52-week year. Put a robot on subscription under that same floor at about $1,520 a month, roughly $18,250 a year, and the result is a saving of about $20,800 a year, with roughly 780 hours of labour freed for detail work. That is the floor-cleaning portion only, and every input is editable in the calculator if your site runs more hours, fewer, or at a different rate.
When a robot is not worth it
There are sites where the honest answer is to keep the cleaner. At $50 an hour, the subscription buys roughly 30 hours of cleaning labour a month, call it seven hours a week. If your open floor takes less time than that to clean, a robot loses on pure cost. In practice that means small offices cleaned once or twice a week, floors so broken up by furniture that there is little open run for the robot to cover, and sites where floor cleaning is a minor fraction of the cleaning scope. We would rather say so at the survey than deploy a robot that never pays for itself, and revisit when the footprint grows.
